I hereby deposit as holding deposit to be refunded to me if the application is not accepted within 5 working days. Upon acceptance of this application this deposit shall be retained as part of the security deposit, When so approved and accepted I agree to execute a lease with the above said management company within 10 working days or I will forfeit this holding deposit as liquidated damages in payment for the agents time, advertising costs and effort in processing my application. If this application is not approved and accepted by the owner and agent the full deposit will be refunded minus application fees. I the applicant, waive any claim for damages by reason of non-acceptance, which the owner or his agent may reject it.

I recognize as part of your procedure for processing my application a credit report will be drawn against my credit account. I give my permission for this report to be drawn. If the owner and/or agent find any of this report to be false they can deny my application.  The above information to the best of my knowledge is true and correct.

I hereby certify that the above information is true and correct, and authorize verification of all information provided.  I understand that a credit report will be obtained.

Upon approval of this application by the owner, I agree to sign the lease/rental agreement.  A holding deposit paid by applicant is refundable if denied tenancy for any reason(s), but not refundable if applicant is approved but fails to occupy the apartment/house.  You are waiving your right to a 3-day recension, once you have moved into this unit the holding deposit will be applied to the security deposit.  Please be aware that by agreeing to this application it is a binding document and once you are accepted as a tenant you will be liable for upholding to the terms of the lease agreement, signed or unsigned, and you will be held to the above statement.  (Availability dates of unit are not guaranteed, due to condition of the unit upon inspection.  Which are beyond H&H Properties control)
